Owner(s) will share the following documents and information with Moxie Consulting LLC via email or copies via USPS:
- Current and expired leases
- Current and expired renewals
- Current tenant ledger
- Breakdown of current balance owed (rent v late fees v maintenance fees)
- Brief timeline of the major events which led to current day situation
- Copies of texts, emails, brief summary of calls with resident(s) regarding rents owed
- Copy of any “Notice to Vacate” (“NTV”) delivered to resident(s) and notes on how the
- Notice was delivered
- Names and contact info for resident(s)
- What YOU, the Owner, would like to happen – anything from “Please get them current on rent and remind them ‘Adulting’ requires one to pay in full on time for maximum Gold Stars!” to “Please remove this headache from my life as quickly as possible”
Upon receipt and review of information and documents, Moxie Consulting will email Owner(s):
- General feedback and discussion questions related to what YOU, the Owner(s), would
- like to happen
- Fees to take on your Eviction
- Projected timeline of Events
While every eviction scenario is unique there are some common events in each service, outlined below:
- Moxie will set up an account for Owner(s) and email Owner(s) links to access an online
portal. From the portal, Owner(s) will be able to ACH funds to Moxie (free of charge) and
access final statements/receipts
- Moxie introduces itself to the resident(s) and explains why we’re in the picture, attempt to
schedule a visit to property to meet resident(s) in person
- Delivery of NTV to property/resident(s), if a valid NTV has not already been delivered
- Attempt regular communications with resident(s) via text, email, calls, etc., as
- appropriate
- File eviction with appropriate JP Court
- Between filing and court date attempt to negotiate resident(s) move out prior to court
- date
- Appear in Court on behalf of Owner on day of Eviction Hearing
- Monitor appeal filings post Hearing date, mandatory 6 day appeal period
- Visit property post appeal period, access property (if applicable) and deliver a property
report (pdf file, with pictures) and send video link of brief walk thru of property post
turnover to Owner(s) via email
- Report any health/safety issues to Owner, in writing
- Attempt to secure keys, remotes, access cards from resident(s) upon move out and
- coordinate deliver of said access devices to Owner(s) as instructed, in writing.
Eviction Filing Fees
One Legal Tenant – $125.00**
Two Legal Tenants – $205.00**
**prices as of Q1 2018, subject to change based on County fees
(Properties requiring additional onsite visits, drive by's (visual inspections), or excessive
communications with resident(s) will incur additional fees)

Moxie Consulting LLC offers these services based on our experiences in the local Justice of the Peace courts (JPs) over the course of our careers in Property Management. Please consult an attorney should you desire.
Moxie will schedule a phone call with you to chat about your property and ensure you’re ready
to be marketed and answer any questions you have regarding this service.
- Site visit to property to ensure property is (1) up to code and (2) ready for professional
pictures. A Rently© lockbox will be placed on property
- Professional marketing photos of property, e-shared with Owner
- Moxie creates and posts lease listings via (1) Moxie website (2) Rently, & (3) all ancilliary sites that are currently being syndicated to for 60
days
- Moxie receives, processes and approves/denies applications based on our company’s
current app guidelines
- Moxie notifies Owner when an applicant is approved and coordinates the transition of
approved applicant(s) to Owner for completion of move in
